Some are hoping for prices to dip—but waiting may not pay off. Fannie Mae’s latest survey predicts home prices will rise by 3.1% over the next year. And while a few metro areas are seeing small corrections (around 2.9%), the bigger picture tells a different story: over the past five years, U.S. home prices have surged more than 55% (FHFA). That kind of growth is why homeownership remains one of the most reliable ways to build long-term wealth.

Real estate experts often point to the “five-year rule.” If you plan to stay put for at least five years, your investment has time to ride out any short-term bumps and gain value. As ResiClub’s Lance Lambert puts it, most buyers can “buffer themselves from mild short-term declines” just by owning their home long enough.

And unlike 2008, today’s market is fundamentally strong—tight inventory, responsible lending, and solid homeowner equity all contribute to a more resilient housing landscape.
